rentperch provides AI-generated rental market estimates for Canadian residential properties based on publicly available listing data. The Service is intended for informational and research purposes only.
rentperch is not a licensed appraiser and does not provide professional real estate appraisals, financial advice, or legal advice. You should not rely solely on estimates produced by rentperch when making rental pricing, investment, or any other financial decisions. Consult a qualified real estate professional or licensed appraiser for professional opinions.
Some pages (such as the rent increase calculator) summarize provincial and territorial tenancy rules for general information. These summaries are checked against official sources periodically but can become outdated and have exceptions — they are not legal advice. Always confirm against the official provincial source linked with each result.
Estimates are derived from third-party data sources and AI analysis and are subject to error. We make no representations or warranties — express or implied — as to the accuracy, completeness, reliability, or timeliness of any results. Rental market conditions change rapidly and outputs may not reflect current market reality.
To the fullest extent permitted by applicable law, rentperch and its operators shall not be liable for any direct, indirect, incidental, consequential, or special losses or damages of any kind arising from your use of or reliance on the Service, even if advised of the possibility of such damages.
The Service uses third-party providers including Mapbox (address lookup and mapping) and Google Gemini (AI analysis). Use of these providers is subject to their own terms and privacy policies. We are not responsible for the practices or content of third-party services.
You agree not to use the Service to:
We reserve the right to modify, suspend, or discontinue the Service at any time without notice. We may update these Terms at any time. Continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.
These Terms are governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict of law principles.
When you use rentperch, you provide a property address and details (property type, size, bedrooms, bathrooms, features). This information is transmitted to our AI and mapping providers to generate your estimate, and is stored in our database — together with the resulting estimate and the property's approximate coordinates — so we can monitor and improve estimate accuracy.
If you tell us what you plan to list, listed, or rented the property for — or, when checking a listing as a renter, the price the listing is asking — that figure is stored with the estimate. If you choose to provide an email address for a follow-up, we store it for that purpose only.
If an estimate cannot be completed and you ask for an email follow-up, we store your request details together with your email address so we can retry the estimate and send you the result; requests that cannot be completed expire without further use.
If you request a ready-to-post listing description, we store the email address you provide and the generated description together with the estimate so we can email it to you. Ticking the separate "tips & updates" box records your consent to occasional rentperch marketing email — that consent is optional, off by default, and can be withdrawn at any time.
If you ask us to track a property for lease renewal, we store the property details and estimate, your email address, and the renewal month you provide until you unsubscribe, so we can send you the emails you requested: an immediate confirmation, at most one mid-cycle market check, and one market update roughly 60 days before your renewal month. Every tracking email includes an unsubscribe link; unsubscribing stops the tracking and the emails for that property.
rentperch does not require an account or any personal identifying information to produce an estimate. We do not collect your name or payment information, and we only store an email address if you voluntarily provide one. We do not use advertising cookies and we do not sell your information. We use Google Analytics to measure aggregate, anonymous website usage — such as page views and visitor counts — so we can improve the Service; see sections 5 and 6 below for details and how to opt out.
Stored estimates and landlord-submitted rents are used to improve the accuracy of future estimates. A rent you submit may be used — including the property's street address — as a comparable data point when generating estimates for nearby properties; however, other users are never shown your unit number: comparables in multi-unit buildings are displayed at building level only (for example, "125 Milross Avenue"), and rents for single-unit properties such as houses are displayed at street level only (for example, "Near Ormidale Street"). When you check a listing's asking price as a renter, that listing — which is already publicly advertised — may likewise be used as a comparable data point for nearby estimates. Email addresses are used only for the purposes you requested — the follow-ups, listing descriptions, and property-tracking emails described above — and are never sold or shared. We send marketing email only if you separately opt in, and you can withdraw that consent at any time.
Stored estimate and feedback data is retained while we operate and improve the Service. You may request deletion of data associated with your property or email address at any time by contacting us at don@rentperch.ca — we will remove it within 30 days.

By using rentperch, you acknowledge that your inputs will be processed by these providers in accordance with their respective policies.
Referral partners. rentperch may show a clearly marked partner offer (for example, tenant insurance) after your result. No information is sent to a partner unless you choose to click through; if you do, details you already entered (such as the property address and type) may be used to prefill your quote, along with an anonymous reference number. rentperch may earn a commission if you purchase through a partner link — offers never influence your estimate or verdict.
rentperch uses Google Analytics, which sets first-party cookies (for example, _ga) to measure aggregate website usage. These cookies do not identify you personally and are not used for advertising. Mapbox's map scripts may also set cookies necessary for map functionality. You can opt out of Google Analytics with Google's opt-out browser add-on, or by blocking cookies in your browser.
We are committed to complying with applicable Canadian federal and provincial privacy legislation, including the Personal Information Protection and Electronic Documents Act (PIPEDA). Property details and any contact information you provide are collected with your consent when you use the Service, are used only for the purposes described in this policy, and can be deleted on request as described above.
