How the rent tracker works

1

Get today's estimate

Enter the property and get a free market rent estimate with real comparable listings — that's the baseline we track against.

2

Tell us the renewal month

Add the month the lease renews and your email on the result page. That's the whole signup — no account, no password.

3

We email you when it matters

At most two emails: one mid-cycle market check, and one update about 60 days before renewal — right when notice periods and rent decisions happen.

The market moves. Your rent decision shouldn't lag it.

Most leases renew on autopilot — landlords leave money on the table, renters overpay against a falling market. The tracker closes that gap with a fresh, comparable-based read on the market, delivered when the renewal decision is actually in front of you.

  • At most two emails per property — no newsletter
  • One-click unsubscribe in every email
  • Works for landlords and renters alike

Independent by design — the update reports where comparable listings moved, never a number anyone wants to hear. How we estimate →

Common questions

What does the rent tracker do?

You get a market rent estimate for the property today, tell us the month the lease renews and your email, and rentperch watches the market for you: one mid-cycle check when the renewal is still far out, and one market update roughly 60 days before your renewal month — timed for when notice periods and renewal decisions actually happen.

How many emails will I get?

At most two per tracked property: one mid-cycle market check (only when the renewal is more than about five months out) and one update roughly 60 days before the renewal month. Every email has a one-click unsubscribe link for that property. No newsletters, no marketing unless you separately opt in.

Is it free? Do I need an account?

Free, and there's no account or password — your email plus the unsubscribe link in each message is the whole relationship. You can stop tracking a property at any time with one click.

I'm a renter — can I track the place I live in?

Yes. Track your own address with your lease-renewal month and you'll know whether the market moved before you negotiate the renewal — the same data your landlord is looking at.
