Common questions

How much should I charge for rent?

Start from what comparable units nearby are asking right now — the same number of bedrooms, a similar size, the same property type, and ideally the same building or street. Adjust for what you include (parking, pets, furniture) and for how your unit compares on floor, view and finish. That's the calculation this tool runs: enter your address and details, and it returns a market range with the comparables it used.

How do I know if my rental is priced too high?

The market tells you with vacancy. A unit priced above its comparables sits empty, and a month of vacancy usually costs more than the extra rent you were holding out for — on a $2,500 unit, one vacant month wipes out a $200/month increase for a year. If your asking price sits above the range of current comparable listings for your size and area, it's high.

Does furnishing or parking let me charge more?

Yes, and rentperch prices them separately. The estimate is built for the bare unit first, then the value of parking, a pet allowance and furnishing is added on top for the features your unit actually has — so you can toggle each one on the result and see exactly what it's worth in your market rather than guessing a round number.

How much can I raise the rent on an existing tenant?

That's a different question with a legal answer, and it depends on your province — most cap increases for existing tenancies (BC 2.3%, Ontario 2.1% for most units in 2026) while Alberta and several others limit only how often you can raise it.
